- 8:00am
Walkthrough & deep clean
We arrive, confirm scope on the spot, and HEPA-vacuum and tack-cloth the entire surface so the recoat bonds tight.
- 10:00am
Light screen of the existing finish
A buffer with a fine abrasive screen cuts the topcoat just enough for chemical bond — no sanding, no dust plumes.
- 12:00pm
Vacuum and tack — no airborne dust
Second clean to pick up screen residue. We use HEPA equipment and dust capture at every stage.
The dust-free moment - 1:00pm
First coat in your chosen sheen
Satin, semi-gloss, or matte — low-VOC commercial finish, rolled and tipped by hand for an even sheen.
- 3:30pm
Second coat & cure
The second coat goes on once the first sets up. We pack out, walk you through the floor, and answer questions.
- 6:00pm

Why a recoat — instead of a refinish?
Recoating is routine maintenance. Refresh the topcoat every few years and you may never need a full sanding. Most homeowners are surprised at how much it changes the look of a room.
One day, not a week
A clean and recoat is a single visit. Refinishing means three to five days of plastic, dust, and living around the project.
No dust or sanding mess
Screening produces a fraction of the dust of full sanding. Anything we do produce gets vacuumed at the source.
Preserves your wood
Each full sanding takes a layer off your wear surface. Recoats keep the wood underneath untouched.
Same beautiful results
For surface-level wear, the finish coat is what you actually see. A fresh topcoat looks like a brand-new install.
Honest, written scope
Clear scope before we start. If your floors don't qualify for a recoat, we'll tell you exactly why.
Everything you'd ask at the kitchen table.
How much does a clean and recoat cost?
Every floor is different, so we don't post a single number. After a free in-home walkthrough we send a written, fixed-price quote within 24 hours — and if recoating isn't the right call for your floors, we'll say so straight away. No high-pressure sales call.
How do I know if my floors need a recoat vs. full refinishing?
If the dullness wipes off with a damp cloth, you need a clean. If it doesn't, but the wood underneath looks sound (no deep gouges, no water stains, no bare patches), you're a recoat candidate. Deep damage and color changes need a full sand. Easiest path: book a free walkthrough — we'll tell you honestly which is right.
How long does a clean and recoat take?
About six working hours for a typical room. We arrive at 8 am and pack out by mid-afternoon. You'll be walking on the floor in socks the same evening, with furniture back in 24 hours.
Is the process really dust-free?
Recoating doesn't sand bare wood, so there's almost no dust to begin with. The light screening we do produces a fine residue we capture with HEPA vacuums at the source. You won't find dust on your baseboards a week later.
What if my floors don't qualify for a recoat?
We'll tell you at the walkthrough — and the walkthrough is free. About 15% of jobs need a full sand instead, and we'll either schedule that with our refinish team or refer you out if our calendar is full.
How long will a recoat last?
Three to five years for a busy household, longer for low-traffic homes. Most clients put us on a calendar reminder so we recoat again before the wear pattern reappears — far simpler than waiting for a full refinish.
