What makes floors look dull?

There are two different causes of dull hardwood floors, and they have different fixes. The first is surface buildup—residue from improper cleaners, old wax layers, or foot traffic oils that sit on top of the finish and block its shine. The second is finish wear—the actual polyurethane or water-based finish has been worn thin or through, especially in high-traffic lanes. Professional cleaning fixes the first. Recoating fixes both.

The water test

Here's the easiest diagnostic: drop a few teaspoons of water on the dull area and let it sit for 2–3 minutes. If it beads on the surface, your finish is intact and a professional deep clean will likely restore the shine. If the water soaks into the wood immediately (you'll see it darken), the finish is worn through in that area and you need a recoat. If you're seeing this in traffic lanes but the rest of the floor is fine, targeted recoating is an option.

Will mopping make my dull floors worse?
Wet mopping with household cleaners (especially vinegar or dish soap) leaves residue and can slowly break down the finish over time. If your floors are dull, switch to a pH-neutral dry or barely-damp mop until you have them professionally assessed.
My floors have wax buildup—does that need to be removed before recoating?
Yes. Wax and acrylic buildup must be stripped before a new finish coat can bond properly. We offer wax and acrylic removal as a separate service that prepares the floor for a fresh recoat.
